The important part is recognising the idiosyncrasies of each area. There are lots of regenerations that have gone on, but each area is fairly unique. Havering has a lot of similarities with Essex, rather than some London authorities.

Havering is the third largest London borough, by area. You can take seven inner London boroughs and fit them inside the boundaries. Havering regeneration is not like Sheffield regeneration, for example, because there is Romford, but there are also lots of what I describe as villages around Romford, which make up the whole of Havering.
